Metal-lined factory-built fireplaces and their framed chimney chases repaired, resealed and protected from rust and water.
Many homes built in recent decades have a factory-built fireplace instead of a masonry one. It is a metal firebox with a metal flue that runs up through a framed box called a chase, covered in siding, brick veneer or stucco and topped with a chase cover and a cap. These systems are lighter and quicker to build, but they have their own weak points.
The most common problems are a rusted or leaking chase cover, a damaged cap and wet, rotting framing inside the chase. The metal flue can also rust or have loose sections. We inspect the whole system, repair or replace the chase cover, replace the cap, repair siding and flashing and advise on the flue. Because these systems must be kept intact as designed, we use only parts that fit.
A flat metal chase cover that rusts or lifts lets rain into the chase. We replace it with a custom-fit cover, often in stainless steel, and a new cap.
Water leads to rust and rotting wood. We find where it enters, dry out what we can, repair the framing and seal the top.
The flue is a manufactured part with a specific design. We check for rust, gaps and loose sections and replace parts that no longer work.
Cracks and gaps in the chase covering let water in. We repair them so the chase is sealed from top to bottom.

If the fireplace has a metal box and the chimney is a framed box covered in siding or veneer, it is probably prefabricated. We can confirm.
Thin flat covers rust. A custom stainless cover lasts much longer.
Often, if it is caught early. Rotted wood has to be replaced.
Yes, if it is in good condition and used as the maker directs.
